Description

A pearl in the Pearl of Drenthe...
This beautifully renovated, fully insulated and atmospheric FREE-STANDING FARMHOUSE is located on a spacious plot at the edge of Havelte. This lovely spot, opposite the Clemenskerk, is only 3 minutes by bike from the cozy center. The large barn behind the house offers many possibilities and in addition to various authentic elements in the farmhouse, there is also an original bakery next to the house.

The residential farm is well-maintained, sustainable and life-cycle resilient with 2 bedrooms and a bathroom on the ground floor. From the house you step straight into the forest, which leads into the Uffelter Binnenveld, a beautiful piece of nature. Atmosphere, comfort, space and peace come together seamlessly here. Here you enjoy, in full privacy, the free outdoor living.

Ground floor:
You enter from the side into a light and spacious hall where you immediately, very beautifully, see the contrast between old and new. Old-fashioned runners on the floor, a wall with old brickwork and on the other side a modern glass wall, in wooden frames, leading into the living room. From the hall, with a tight, open light wood staircase, you have further access to the bathroom, a utility room and the living kitchen. The living room, at the back of the house, is spacious with a seating and dining area and appears even more spacious due to the open view into the light hall and the high ceiling up to the ridge. Here, colored matte tiles are on the floor with underfloor heating and you find even more atmospheric frames as a contrast to the tight walls. Various windows, including 2 roof windows, ensure a fine light entry. One of the low windows can also be used as a low door to the garden. Via a wooden door on rail, you come into a bedroom/office space at the back of the house. At the front of the house is the cozy living kitchen with a wood-burning stove. Here you also find the authentic atmosphere combined with the comfort of today. In the street stones, the beam ceiling, the doors and the rural kitchen block with white stone sink and various built-in appliances such as a 5-burner gas stove with wok burner, oven and dishwasher. There is a wall with multiple fixed cabinets including a pantry cabinet. Adjacent is a second bedroom with wooden floor, wooden shutters on the inside for the windows and also here a beam ceiling. A nice light space with large windows and a door to the outside. Between the living room and living kitchen you find the bathroom with double sink, shower and toilet. The roof window ensures natural ventilation. In addition, there is a spacious walk-in closet where the central heating system hangs and the white goods setup is located.

1st floor:
From the hall you can go to the floor with video. Here there are still 2 bedrooms realized and a 2nd bathroom.
Due to the shape of the roof, both bedrooms playfully feature various nooks. You'll also find wooden beams in the ceiling here to create that typical rural atmosphere. The largest bedroom has 2 roof windows, while the smaller bedroom has one. The bathroom is equipped with a roof window, a soaking tub, walk-in shower, designer radiator, toilet, and sink.

Garden and yard:
Next to the house is an original bakery which has now been converted into a 5th bedroom.
Behind is a large, high wooden shed with double high doors, very suitable for camper or caravan, car, bicycles and workshop. Under the low part of the shed is a locked storage with its own lower doors to the drive way. The shed is equipped with electricity.

Here and there, a nostalgic feeling arises as you walk on this plot, with the view of the church and the old-fashioned street stones and cobbles. The wide driveway next to the house provides space for multiple vehicles. You can park behind, between the house and the shed. Furthermore, the garden around is mainly laid out naturally, with lots of grass, trees and bushes, a pond with a pier, a few flower beds and terraces, and various decorative paving stones, matching the house. For watering the garden, you simply use your own source with a groundwater pump. Everything is fenced with sheep fencing and the whole thing is bordered by a yew hedge, giving you plenty of privacy. Just find a spot here to enjoy, because it always feels good!

A piece of history:
The farm at Uffelterkerkweg 3 was originally built along a sand road, but was later rotated when it was converted into a hardened road. The house still shows many historical features, such as a window from the living room to the stable, old shutters on the front and traces of the former layout with beds, a vestry room, and the meeting room for the church. Sanitary facilities were lacking in the past; a barrel was used on the premises and the stables were located directly next to the living area.
The sheds and stables had various functions for cows, horses, pigs and calves. Where there is now a kitchen, bathroom and toilet, there was formerly farming equipment and a water pump. The bakehouse was used to cook pig feed and as a dining area during work on the farm. The farmhouse is located on an elevation due to the marshy meadow and has been adapted with a small pond with drainage. In the yard there is a protected linden tree of about 400 years old with runes on the trunk from hoof nails and an old horseshoe. During 'grubbing work' by a horse in the stable, three large glacial stones were found which now lie visible near the linden tree on the yard.

Environment:
Havelte is located just 12 km from Meppel and Steenwijk and offers a complete range of facilities with
diverse shops, including a large AH supermarket, a general practitioner's office, sports clubs, various catering establishments, an outdoor swimming pool and a magnificent 18-hole golf course. In addition, there is a public primary school with after-school care. Every Wednesday morning there is a market and in the summer months there is a weekly friendly braderie evening.

Living in Havelte means living in a rural environment full of peace, space and nature. Around the village are extensive forests, heathlands, sand drifts and meadows. Enjoy the many cycling and walking routes through the varied landscape.
Discover the Holtinger sheep flock, the hunebedden or the nature areas Uffelter Binnenveld and Ooster- en Westerzand. Not without reason is Havelte known as the pearl of Drenthe: here you live comfortably, with all amenities within reach.
